ROLE SUMMARY

With Newlab experiencing a significant increase in activity across all business lines, Newlab is seeking a Leasing Manager to be responsible for the membership sales cycle: forecasting, negotiating and closing deals. The demand for a Leasing Manager is growing as Newlab continues to grow; our occupancy in Brooklyn continuously beats both national and local market averages, and we plan on opening a location in Detroit in 2022, with other potential expansion sites on the horizon. As a result, Newlab will be adding a key role to support the Strategic Finance team to help execute the sales process across existing and new locations to help drive Newlab’s continued exponential expansion.


RESPONSIBILITIES

The Newlab Leasing Manager will report to the Director of Strategic Finance and will be responsible for the entire sales cycle of new and existing customers with tasks including but not limited to:

  • Negotiating leases and contracts for Newlab’s members, including developing lease terms for new customers and  negotiating customer renewals;
  • Working cross-departmentally with the Strategic Finance, Accounting, and Membership teams to lead the annual membership forecasting process;
  • Assisting prospective customers with facility tours and providing information needed to assist the decision to become a Newlab member;
  • Contracting and engaging with the operations teams on space management to determine space allocation;
  • Understanding the Newlab space, and working with the Facilities and Community team to revise floor plans to optimize revenue, as needed;
  • Supporting coworking market analysis – including developing an understanding of both the current and future Newlab locations, local trends, and close competitors to help Newlab best understand our competitive position and pricing;
  • Developing a deep understanding of Newlab’s key operational, financial and strategic goals in order to execute agreements that will meet Newlab’s revenue forecast and contribute to Newlab’s overall success;
  • Working cross-functionally with Finance, Accounting, Membership, Community and Operations teams as needed to align business strategy;
  • Assisting the Strategic Finance and Membership teams with special projects, as needed.

SKILLS & ATTRIBUTES

  • 2-4 years of professional experience, including experience in direct sales, within real estate, a coworking space or other related positions;
  • Deep understanding of the budgeting and forecasting process, included, but not limited to, understanding how market research and comps attribute to key business decisions; 
  • Capable of maintaining professional relationships with new and existing customers with a customer focused mindset;
  • Willingness to learn the Newlab business model as well as the submarket around existing and future business locations;
  • Experience in preparing reports/presentations to report on key findings;
  • Ability to work independently as well as with a team;
  • Desire to constantly learn and think outside the box;
  • Self-starter with an impeccable attention to detail; and
  • Co-working, start-up and/or related experience is a plus.
